The MFG Secured Income Fund I, LLC
("Fund") is a registered entity with the California Department
of Corporations. Through a diversified real estate loan
portfolio, the Fund combines preservation of capital (secured by real property)
with
returns often associated with higher risk investments.
The Fund invests primarily in first position residential trust
deeds with a very high level of equity based on a
conservative valuation process. It was created to eliminate some
of the pitfalls associated with fractional trust deed ownership
programs. It provides an excellent blend of benefits associated
with trust deed investing.
Investors are able to capitalize on the Manager's extensive
history and experience in the mortgage lending market, while
benefitting from reduced capital and personal time commitments.
Secured
We invest in a pool of loans secured by primarily by first trust
deeds on residential real estate where there is at least 45%
equity. Our borrowers have significant equity in their property
so they have a compelling incentive to make their payments,
unlike the subprime borrowers who had little or no equity in the
property. Even in a situation where we would have to take the
property back through foreclosure, the industry standard 15%
cost for the foreclosure would still give us sufficient security
to recoup our interest and capital.
The average loan size in our portfolio is anticipated to be
approximately $175,000, offering our investors the
benefit of a diversified investment portfolio. The ability to
sell loans into the secondary market and/or private
individuals, combined with periodic payoffs and additional
infusions of capital allow us to offer a higher level of
liquidity than would be customary in trust deed investments.

The residential mortgages bear interest rates between 9.99% and
12.99%. With the ability to sell loans into the secondary market
for a profit and the income created through the capture of late
fees and prepayment penalties, we anticipate that our investors
will be able to earn anticipated net returns of 9%* to 11%*.
These returns would rate in the top level of long term
investment returns of most asset classes. *Past results can be
